Winterizing a Van Water System: Drain, Antifreeze, or Heat

Three threads in one week, all the same season, all the same shape. Someone in New York is choosing a foot pump over an electric one specifically so they do not have to think about heating pads, and has worked out they would still have to drain the tank every time (r/vandwellers). Someone else wants to know whether certain RV antifreezes are actually safe in a potable system, and says plainly that this is not a question they want to take an AI’s word on (r/VanLife). A third is asking whether annual tank sanitising is overkill when there is a filter pitcher downstream (r/vandwellers).
The guides they will find are almost all written for a parked motorhome going into storage in a driveway. That is one of three situations, and it is the one van dwellers are least often in.

Start here: occupied, parked, or stored
Everything downstream follows from this, and it is the reason two people can get opposite correct advice.

The mistake is picking on effort rather than on situation. Antifreeze feels thorough, so people reach for it when they are only parking the van for a fortnight and will then spend spring flushing pink fluid out of a system that could have been cleared with air in twenty minutes. And drain-and-blow feels clean and free, so people use it on a van going into a six-month storage, where any low point they failed to clear has all winter to find a freeze.
Drain and blow out: the default for a parked van
The principle is that water that is not there cannot freeze. The catch is that a van water system is not a set of straight pipes, and gravity does not empty a trap, a pump head, a filter housing, or any run of hose that dips.
The sequence, in order:
- Open the tank drain and the low point drains and let it run out. Do this first and let gravity do the bulk of the work
- Open every tap, hot and cold, and leave them open. A closed tap holds an air lock that stops a line draining
- If you have a water heater, drain it, and bypass it before you do anything else. On most van builds this step does not exist because there is no water heater
- Push the remaining water out with air. Thread a blow out plug into the city water inlet, connect a compressor, and work through the taps one at a time
- Drain the pump head and any filter housing, and leave the P-trap dealt with, since that is the fitting people most often forget
On air pressure: less is more. The reason to use a regulated compressor rather than the biggest one you own is that a pressurized water system is designed around roughly 40 to 60 psi, and fittings, pump valves and hose barbs do not thank you for double that. The goal is airflow to carry droplets, not force.
If you have no city water inlet, which describes a lot of self-builds, you have no obvious place to introduce air. The practical options are to disconnect at the pump outlet and blow through from there, or to accept that this is the situation antifreeze exists for.
The one honest limitation: you cannot see inside your own plumbing, so you are trusting that you got it all. That is fine for a fortnight in the driveway and it is a bet you are making for six months in storage.
Antifreeze: for storage, and only the right kind
This is where the question in the threads lands, and it deserves a direct answer.
Use propylene glycol RV antifreeze. Never use automotive antifreeze. Automotive antifreeze is ethylene glycol based and ethylene glycol is seriously toxic if swallowed. Propylene glycol is a different chemical, is classed by the FDA as generally recognised as safe, is used as a food additive, and is what the pink RV and marine winterizing fluids are formulated around. Star brite states its RV and marine antifreeze is formulated with propylene glycol for safe use in potable water systems; Splash markets its equivalent as a non-toxic, biodegradable formula. Those are the manufacturers’ claims, quoted rather than tested by us, and they are the claims to look for on a label.
Both bottles sit in the same aisle in the same season and both are dyed a similar colour, so check the wording rather than the shelf.
The number on the front is probably burst protection, not freeze point. These are different: freeze point is where the fluid begins to slush, burst protection is the lower temperature at which the partly frozen fluid still will not expand enough to split a fitting. A bottle claiming minus 50 Fahrenheit burst protection is not claiming it stays liquid at minus 50. For protecting plumbing, burst protection is the number that matters, but you should know which one you are reading before comparing two products.
How it goes in. You do not pour antifreeze into the fresh tank and pump it round, or rather you can, but you will use several times as much as you need and then have several times as much to flush out in spring. The efficient method is a pump converter kit, which puts a valve and a siphon hose on the pump inlet so the pump draws straight from the antifreeze jug into the lines. Drain the system first, then draw antifreeze through until it runs pink at each tap, hot and cold, one at a time, and remember the shower, the outside tap if you have one, and the toilet flush if it is plumbed.
Bypass the water heater before you start, if you have one. Filling a six or ten gallon tank with antifreeze wastes most of a case of it for no protection you could not get by draining that tank instead. A bypass kit is a one-time fitting that pays for itself the first winter.
In spring, flush and then sanitise. Propylene glycol being non-toxic is not the same as it being pleasant to drink, and the residue carries a taste. Flush with fresh water until it runs clear and clean, then sanitise the system before you rely on it.
Heat and power: the only option if you are living in it
If you are in the van, you are not draining anything. What you are doing is keeping water above freezing in the places it wants to freeze, and those places are always the same: an underslung or exterior tank, the fill line, any run of pipe along a cold outer wall, and anything in an uninsulated garage or under a bed platform against the skin of the van.
The heated cabin does most of the work, and it is the cheapest heat you are already buying. If the living space stays above freezing overnight then anything routed inside the insulated envelope is fine. This is a genuine argument for routing plumbing inboard during the build even where it is uglier. Tank heat pads are the targeted fix for what is outside. These are self-adhesive pads that stick to the underside or side of a tank, most come with a thermostat that switches on somewhere near 45 F, and the 12 V versions are the ones relevant to a van rather than the 120 V ones sold for shore-powered RVs. The honest cost is power. A pad rated in the tens of watts, cycling through a long freezing night, is a real load against a battery bank that is also being asked to run a heater fan, and it arrives in the season when solar produces least. That interaction is the actual reason winter van power planning is hard, and it is worth checking against how many amp hours you actually need before assuming the bank will absorb it.
Do not heat a tank that is empty, and check the specific product’s instruction on this. Manufacturers of these pads generally state the tank should contain fluid before the pad is powered.
The cheap habits that matter more than the hardware: leave a tap cracked to a slow drip on the worst nights so there is movement in the line, open cabinet doors under the sink so cabin heat reaches the plumbing, and if you are leaving for the day in a hard freeze, drain rather than trust.
The fourth option: build the risk out
This is what the New York foot pump thread is really circling, and it deserves to be named as a strategy rather than a compromise.
A pressurized system holds water in lines, in a pump head, in a filter housing and in an accumulator, all the time, whether you are using it or not. An unpressurized system with a hand or foot pump holds water in one container, and the line between the container and the tap empties back down when you stop pumping. There is much less to burst, there is nothing electrical to fail in the cold, and the whole thing can live inside the heated space.
What it costs you is real: no shower to speak of, no pressure, and pumping while you wash up. And it does not remove the underlying job. Water in a jerry can still freezes, so the container still has to come inside or be somewhere heated. The thread’s author had already reached that conclusion, and it is the right one. A simple system reduces the number of things that can break; it does not mean you can stop thinking about the water.
For a winter-first build, the combination that keeps coming up is a jerry can inside the heated envelope, a foot pump, and no permanent outside plumbing at all.
Sanitising, and why a filter downstream does not replace it
The third thread asks a fair question: if there is a filter pitcher on the counter, is annual tank sanitising overkill?
They solve different problems. A filter at the point of use treats water on its way out. Sanitising treats the tank and the lines, which is where biofilm grows, and no downstream filter reaches back up into them. Standard RV and marine practice is to sanitise the fresh system at least once a year, and the natural moment is spring recommissioning, since you are flushing the system out anyway.
The case where it matters most is a tank that sat full and warm rather than empty and cold. A tank drained for the winter is in much better shape than one left part-full in a mild garage.

The blow out plug and a compressor you probably already own cover the most common situation for the least money. Everything else is bought against a specific strategy.
Where this leaves you
Pick the row in the first table that describes your winter, not the one that sounds most thorough. If the van is parked and you will use it again soon, drain it and blow the lines. If it is going away until spring, use propylene glycol and read the label rather than the shelf. If you are living in it, the water problem is really a heat and power problem, and it is worth solving on paper before the first hard freeze rather than at 2 a.m. during it.
None of this is measured by us. Where a number would settle an argument, particularly the real overnight draw of a thermostatic tank pad against a van bank in genuine cold, that is a measurement job and it is on our bench list. Is RV antifreeze safe for potable water systems?
Propylene glycol RV antifreeze is formulated for exactly that use, and it is the pink fluid sold for winterizing RV and marine potable systems. Propylene glycol is classed by the FDA as generally recognised as safe, it is used as a food additive, and manufacturers of these products state directly that they are non-toxic and safe for potable water systems. It also acts as a lubricant for faucet and valve seals, which is a secondary reason people use it. What you should not do is assume that any container labelled antifreeze qualifies. Read the label for propylene glycol and for an explicit potable-water statement, and flush and sanitise the system in spring before you drink from it again.
Can I use car antifreeze to winterize a van water system?
No. Automotive antifreeze is ethylene glycol based, and ethylene glycol is seriously toxic if swallowed. It has no place in a potable water system and it cannot be flushed out to a standard you would want to rely on. This is the single most important distinction in the whole topic, and it is worth checking the bottle rather than the shelf label, because both types sit in the same aisle in the same season and both are dyed a similar colour. If a bottle does not say propylene glycol and does not say it is safe for potable water systems, it is the wrong bottle.
Do I need to winterize if I am living in the van through the winter?
You cannot winterize a system you are using, which is the part most guides skip. What you do instead is manage the freeze nightly. The three levers are keeping the occupied space above freezing, keeping the water itself out of anything that can burst, and insulating or heating the parts that sit outside the heated space, which usually means an underslung tank, an outside fill line, and any pipe run along a cold wall. A lot of full-time winter vans end up on a deliberately simple system for this reason: a jerry can inside the heated space and a hand or foot pump, so there is no pressurized line holding water overnight. It is less convenient and it is far harder to burst.
What is the difference between burst protection and freeze point on an antifreeze label?
They are two different numbers and the marketing usually leads with the friendlier one. Freeze point is where the fluid starts turning to slush. Burst protection is the lower temperature at which the fluid, although partly frozen, still will not expand enough to split a pipe or a fitting. A product advertised at minus 50 Fahrenheit burst protection is not claiming it stays liquid at minus 50. For a water system that mostly matters for what you are protecting against, which is a split fitting rather than a slushy pipe, so burst protection is the more relevant figure. Read which one the bottle is quoting before you compare two products on price.
Do I actually need to sanitise the fresh water tank every year if I filter the water anyway?
A filter at the tap and a clean tank solve different problems. A point-of-use filter or a filter pitcher treats the water on its way out; it does nothing about biofilm growing on the inside of the tank and the lines upstream of it, which is what annual sanitising is aimed at. Standard RV and marine guidance is to sanitise the fresh system at least annually, and the natural time to do it is when you recommission in spring, because you are already flushing antifreeze or stale water out. If the van sat full and warm over a season rather than empty and cold, that is the case where it matters most.
